The BiM redevelopment project covers an area of over 50,000 square metres and involves an entire block in the Bicocca district, the landmark neighbourhood designed in the 1990s by Vittorio Gregotti. The major regeneration project sees the first phase completed in April 2025, renovating all the spaces facing Viale Pirelli 10. Carrying out a substantial retrofitting project, Piuarch starts by enhancing the existing building, highlighting its construction qualities and implementing a process of lightening and subtraction, making it permeable and open to the neighbourhood and the city.
The aim is to transform it into an innovative and sustainable workplace: 43,300 square metres of work space spread over 8 floors, 3,400 square metres of commercial space, 800 square metres of multifunctional pavilion and 6,000 square metres of green spaces and gardens. BiM is now a mix of open and closed spaces characterised by the highest standards of liveability, efficiency and sustainability, designed to accommodate a community of about 5,000 people.
The heart of the project is the courtyard space, at the centre of which is the Bicocca Pavilion, the new multifunctional hub promoting innovation, sustainability and collaboration between universities, businesses and institutions. A fluid and welcoming architectural volume developed on two above-ground floors and a basement level, for a total of 800 square metres, conceived to host hybrid activities – meetings, events, installations – and activate new ways of inhabiting urban space. The Bicocca Pavilion is defined by a free, almost circular form, a gesture that breaks the rigidity of orthogonal space and introduces a new code within the original urban layout.
The architectural language chosen by Piuarch fits harmoniously into the landscape of the courtyard, designed by Antonio Perazzi, dialoguing with the natural presence of the garden and becoming an integral part of it.
